Unfinished Indian Creek Mansion Hits Market for Record $200 Million

One of the most expensive homes ever listed in the U.S. has just come on the market — and it’s not even finished yet. A nearly completed mansion on Indian Creek Island is asking $200 million, placing it among the top three priciest residential listings in the country.

The home is being sold by Dr. Aaron Rollins, a cosmetic surgeon best known for developing the AirSculpt body contouring procedure, and his wife, Miami real estate agent Marine Rollins. The couple bought the 2-acre lot in 2020 for over $30 million. The under-construction property spans 27,889 square feet and sits on 200 feet of Biscayne Bay waterfront.

Indian Creek, an exclusive enclave sometimes referred to as the “Billionaires’ Bunker,” is home to high-profile residents like Jeff Bezos, Carl Icahn, and Tom Brady. The island features just 41 residential lots, its own police force, and a single gated bridge connecting to the mainland. The Rollins estate is located near the site where a vacant lot sold for $105 million earlier this year and near the record-setting Star Island home that went for $120 million in March.

According to listing agents Jill and Danny Hertzberg of Coldwell Banker Realty, the home was initially intended for the Rollins’ own use, but changing priorities and a growing family have since shifted their focus to Palm Beach. The current price reflects the cost of the land, infrastructure, and design, though the structure is unfinished.

The design includes nine bedrooms, a jazz lounge, a hair salon, wellness areas, and a basement-level home theater. Planned features also include a 1,500-gallon saltwater aquarium, a library with a hidden passage, and a kitchen with marble fittings and gold accents. The limestone exterior is nearly complete, and construction has progressed to a point where buyers can finish the home to their taste while bypassing much of the permitting process in place on Indian Creek.

“Most buyers at this level want to do their own thing anyway,” said Jill Hertzberg. “By offering it as a shell, they can skip the long lead times.”

If the property sells anywhere near its asking price, it would break the current home sales record for Miami-Dade, which stands at $120 million. Nationally, only two listings are priced higher: a $285 million site in Manalapan, Florida and a $300 million estate in Aspen, Colorado.

Though agents declined to name specific parties, they confirmed there’s been significant interest both from within Indian Creek and a global pool of high-net-worth buyers. With demand for such ultra-luxury homes still surging in South Florida, especially in elite enclaves buffered from development constraints and privacy concerns, Indian Creek continues to push the boundaries of what buyers are willing to spend for status, space, and waterfront views.

For now, the price tag sits at $200 million. Whether someone will pay it remains to be seen, but in Miami’s most exclusive zip code, sky-high isn’t just a metaphor — it’s a listing price.
